A $15,000 lesson in what happens when no one's watching
A luxury vacation rental. February. Guests had just checked out. The property sat vacant. Outside, temperatures dropped to 18 degrees Fahrenheit.
The pool and spa system had freeze protection built in — it was supposed to circulate water through the pipes whenever temps dropped below freezing. Standard equipment. Should have worked.
But beneath the deck, there was a logic fault in the pool controller. A spa pump timer — set for guest convenience — was inadvertently overriding the freeze protection system. The timer would kill the spa pump after 45 minutes, even while freeze protection was actively calling for circulation.
Water sat stagnant in the spa pipes for hours at 18°F. Three pipe joints cracked. When the ice thawed, water poured into the equipment area.
$15,000 in damage. No alert was ever sent. The property manager didn't know until the next guest arrived and found the mess.
